How can I pay rent?
Rent may be paid via mail by check and certified funds or through web portal by credit card. Cash is not accepted.
When is rent due?
Rent is due on the 1st day of every month with a grace period that lasts until the 6th. Rent is considered late on the 6th, at which point a late charge of 6% will be collected. Thereafter, an additional $5.00 per day late charge will be assessed.
What lease terms are available?
The Church on State New Haven Apartments offer 12-month leases. Other lease terms may be available, please call the leasing office at (203) 800-8001 for additional details.
What do I need to do when my lease ends?
60 days prior to lease expiration, residents in good standing are given the option to renew their lease. A 60-day notice is required if resident plans to vacate. Residents may speak to management if other lease durations are desired.
What are the lease breaking fees?
Residents must give a 60-day notice and pay a lease break fee up to two months’ rent.
How much is the security deposit?
A security deposit equal to two months’ rent will be collected at the time of lease signing; typically security deposit is refundable if the apartment is left in same condition as it was prior to move-in. The deposit will be refunded after the resident vacates the premises upon the expiration of lease agreement.
Are there any application fees?
Yes, the application fee is $50 per person over the age of 18 paid to our 3rd party credit check service.
Is sub-leasing allowed?
No, unfortunately sub-leasing isn't allowed.
Do you require renters insurance?
Yes, renters insurance is required. $10,000 of personal property coverage and $100,000 of property liability is required and The Church on State, LLC must be listed as an additional party.
Am I allowed to have pets? If I don't have one now, and I get one at a later date, will my lease change?
The Church on State is selectively pet friendly. WE do reserve the rights to limit types of domestic animals and certain breeds of dogs. If a resident doesn't have a pet initially, but wishes to add one on a later date, they should contact their property manager to get approval, sign a new pet addendum, submit required pet fees and deposits. Pet fees are $50 per pet with a $150 refundable and a $150 non-refundable fee.
Is there size or breed restriction for pet? Are there quantity limits?
We allow up to 2 pets per apartments. Pets must be no more than 50 lbs in total weight fully grown. We don't allow aggressive breeds in our community. Dogs with dangerous temperaments are not permitted; breeds include Dobermans, German Shepherds, Pit Bulls/American Staffordshire Terriers, Bull Terriers, Huskies, Akitas, Chows and Rottweilers or any dog that is a mix of one or more of these breeds.
